Equity for work deal?

Hey all,

My partner and I have been working on crafting a deal for an apartment building that would require an investor. My question for you all is, we would love to do a deal where we manage the property in exchange for equity instead of cash. This would require an investor willing to put up most of the cash for the property, or have an existing property that would work. What I'm wondering specifically is how common is a deal like this? I haven't seen one in my research but I figured I would ask the experts!
