Hello Ryan, Welcome. You should go to REI invest club or meet up in your area. You would be surprised how people bring deals after you have build a relationship with them. I went to one today and already someone brought in a REI deal

Congrats on your purchase. I can see you can add value to the property and increase equity.

Hello I will say talk to BP members who live in your area who are REI. The next is to go to REI group meeting in your area. This is where you can meet REI investors who can recommend you the right property manager in your area.

Hello David, I will suggest to go to a REI meeting or meet up. If one does not exist start one I have seen a lot of BP members in your area you can connect with who are looking to partner or invest in REI.

Hello congrats on your first move and effort, you are in a good position. Have you listen to the podcast with Brandon Turner and David Greene on REI. There is tons of information you can get educated before investing on real estate.

Hello Nandy, what is the going cap rate in your city, not what the seller is saying. You cam find out by calling the commercial brokers in your area ? are you going to do an appraisal and home inspection contingency to protect you. If the property is not sold for 400 days there are other things you can look into, Of course if it needs work you can add value and increase the rate which in turn increases the NOI and the value. The other quote is from another property youare looking to buy?

hello Walter, you dont want to pull equity out of your house and buy the duplex instead of selling it?

Hello Eric, is the neighbor open to owner financing. Instead of using Hard money to fund your purchase just use them for the rehab and refinance it and pay them off. The other option is if the owner will finance the 20 percent down for you todo construction loan.
