@Bagus Adiyanto I would agree with @Jeremy Taggart. I would focus more on quality than quantity. The ROI on paper is not always as it seems.

@James Zhang my partners and I have purchased hundreds of homes from the Allegheny County PA sheriffs sale. Tax sales and mortgage foreclosures. All in and around the Pittsburgh market. The tax sales are the most risky. You can have a BK that crops up, an estate that needs to be started and settled, you have a nine month right of redemption, you can have mortgage liens and there are a few more scenarios that can put a monkey wrench into your plans. Get a really good RE attorney who knows the process well. Just becuase they are an attorney does not mean they know how the process really works behind the scenes and knows all the short cuts. If you are a new investor I would be super ultra careful when purchasing these types of properties and go over and above your due dilligence in the future.

@Austin Krum since you dont live too far from the Pittsburgh PA market I would consider investing here while the prices are still reasonable. I dont know the eastern part of PA market like Philly but from what I know the prices are not as appealing and its very hard to cash flow.

@Maria Mccarthy get a detailed estimate together of what you had to do to mitigate the smell and clean the apartment. Send it to the tenant and take that amount from her deposit. Its up to her if she wants to dispute it and take you to the Magistrate level court.

@Dustin Hamlet there are so many strategies. The easiest would be to buy your first 2-4 unit and make it an owner occupied property. Live in one unit, buy it FHA loan and ask the seller for 6% sellers assist.

@Danae Kempe Pittsburgh is a great place to start and especially because you are not far. You need to be able to check on your property now and then. Its always a challenge when you invest out of the area.

@Account Closed I would focus more on quality then a low price point. All the responses above are very valid. be careful, build a good team and focus on quality verse quantity

@Bagus Adiyanto Pittsburgh is still an affordable market and you can get a small duplex or a single family under 100k in a quality c class area. Let me know if you need any help where specifically in Pittsburgh you should invest.
