@Janna C. I am located in the Pittsburgh market so I cant help you finding an attorney in your market. I would ask some local real estate agents. They will have an inside track on local experts. Also I have purchased hundreds of sheriff sale auction properties. They are no walk in the park and on average at least in my are of Pittsburgh only 8% of the proerties that go to auction sell. They either get paid off, postponed, Bankruptcy, improper filing of paperwork, payments made etc..

The ones that do actually sell get bid up to a price that doesnt make sense. On top of that there is a lot of back door stuff that goes on that I could write a book on. Just be ULTRA careful and dont expect to find anything in any high volume.

@Stephen Page get a few more estimates. I would make sure to have at least 500k in liability and get a higher deductible to keep your premium cost down. Any time you have a vacant property or one that's under construction the coverage will be different and in most cases more money. I have done hundreds of flips in the Pittsburgh market and I am 99% sure the insurance industry will be relatively similar throughout the states.

@Josh Harbert I love it. Glad to see you at an early age so motivated. if you get a college degree, do it the cheapest way possible. Online or community college and a basic business degree or something. I think College is only a real benefit if you want to specialize in something. The real learning is after the degree. I just squeaked through high school and never was a book learner. I did just fine and I am sure you will find your way. I am a local expert in the Pittsburgh market so feel free to bend my ear if you need to in the future

@Linda Thomas I would just pay the $300. But with that being said I had a real jerk tenant who won a judgement against me during covid. I never received the court date or any paperwork so the judgement was filed and I apparently owe them $4000. I haven't paid it in over 3 years and I have bought and sold a lot of properties in this LLC name. I am not sure I will ever have to pay it. If its $300 I would just pay it.

@Ola Owoyemi Pittsburgh is a great place to start since its not far from Virginia. Prices are reasonable and barrier to entry is a lot less financially. I like to buy cash and then refinance out after the repairs and the property is stabilized. If you dont have the cash then you need to find a capital partner or use a hard money lender. I have a lot of contacts here for both if you need help

@Babi Shimon and @Chris Seveney It will be difficult to find a good team but if it was easy then everyone would do it. I am a local Pittsburgh native and have been investing here since 1993. Reach out and I can get you in touch with some local contractors, lenders etc..
