Hey @gaurva I've design and permitted about 15 ADU in and around the San Jose area - and helped City of San Jose them create their ADU ordinance.

Contractors know some, but are usually not so familiar with the ins and outs of the design / permitting process, its best to get designs created first, as they recommended.  Let me know, we do this quickly for you! 

The state bill allows up to 1200 sf, however there is language that local jurisdictions have the ability to create their own ordinance dictating size requirements in their area.  (I think up to 1200 sf has to do with density and Environmental issues from the state for adding more people incrementally, this gets wonky...)

You are allowed 700 sf max if you have a 6,000 sf lot.  That is to say if you are within San Jose jurisdiction, if you happen to be in unincorporated San Jose - the County of Santa Clara may have different rules. 1,2000

Thats @Brian Spohr you have my contact info - I would go Detached ADU....I think a Garage has a lot of value, especially if it is front facing!

So you are renting an apartment or home, then using Airbnb to create cash flow from it? 

Isnt that a violation of a lease?  This is pretty unethical in a housing crisis too...as a renter in San Jose that makes me mad. Its different if you buy a building or condo and do it....

Hey @Seth S. - I know a lot of these buildings are done in San Jose, most without permits - shoot me a message and I could check up on them for you.

Most of the time, when you have a 2 bedroom each triplex, you could get more per room renting to individuals than renting to a group of 2, thats why people create the studios. Studios typically rent for more per SF than larger units, but there is some give and take depending on the actual property.

My understanding is that 4 units and below qualify for traditional 30 yr mortgage, like a home, and they appraise the same way, like a home, with comps in the area.

@Jared Kampschroeder Unless you cant access the site traditionally - containers are just a gimmick and have no basis in Building code.

You essentially have a steel box system approved for shipping and regulated for it. Then you that system and cut it up and degrade it and have to then prove to those checking for code that

1. The steel your container is made to specific regulations and has not been compromised -

2. Changes you made to circumvent structure has been done to code

3. Your connection to a foundation is approved and meets code.

Best bet is to have a manufacturer purpose build one for you from raw steel members. But then you are building a steel home, and gets expensive.
