I think your right with the loans - as for as "Commercial Construction" I believe it would be two duplex (shared walls) units (four DU in total of two buildings) plus one detached ADU (garage conversion) so 5 DU - all with construction to code

I get it...

In San Jose, not many pushing the boundaries of ADU in Multifamily, from what I can tell. Most of my question revolves around financing of (purchase + construction) for a Duplex (Single Family via Fannie / Freddie) and creating 5 rentable units. Are you now into a possible Commercial loan buying out, maybe a 203k loan?

2 turning into 5 DU is different than 10 turning into 16

Whats your definition of DU vs your +2 on the 16+2? 

Two detached ADU + 1 Garage Conversion as ADU + duplex = 5 rents

@Justin R. What about a Duplex purchase, with 3 Units added legally (convert garage, add two detached units). Could that be valued as a 5 DU building, Commercial financing / valued with cap rate on income?

Need the capital to build it - not everyone has that, also not sure about resale value

@Maneesh Agarwal if you do custom at Min. I’d estimate $400/sf for smaller unit - with a custom unit, 2-4 months for architectural design / documentation / and then 2-3 months of permitting and 6-8 months to build, I can imagine the 12-18 month timeline is correct. Cost is way off

 We have a number of preapproved / pre-designed units that compress the timeline down to 1-2 months to design, if you are on San Jose we can have a permit for 532 sf single bedroom unit in 3 weeks (timeline is 3-4 months for custom)
