Im sure given the nature of COVID right now, its hard to get random people to live with each other - thus not a lot of room rentals in the area

As an Architect we have had several prices come in close to that area - if you did a 1400 sf unit, with the same kitchen and back it would be $300/sf.  The small units, with foundations kitchens, bathrooms come in expensive from what you are expecting.  Labor costs and construction is very high in the area

I'd also like to add - Contractors also have relationships with subcontractors, and they can hold them to schedules and price. Those subs have it in their best interest to meet those goals and keep working with the general. You schedule will be greatly increase doing it as Owner Builder, as well as unforseen costs.

If you are getting $300/sf bids, i would take it and spend your time pushing the GC to get it built as they said it they would.  A GC may have 2.5 full time people involved in managing the project - just so you understand the proper time commitment you would have to put in to achieve their same results, and save you money

SRO is extremely hard to permit in San Jose - but there are things you can do to make it work.  Shoot me message and we can chat - would love to know address, may have other opportunities with it down the road

Yes. Hire an Architect next time.  No guaruntee they wont knit pick but we know how to push on building code issues.  Is your plan checker Bana?

First step. Hire an Architect! 

-$500 for main house + $2000(or more) for the ADU garage seems like a win for you.

30 days or longer on Airbnb for ADUs, based on state bills.
