Here is my issue:

I have a credit score of over 800 and raised capital, but can't obtain a conventional mortgage because I do not have a W-2 job or the 2 years they require.  Because of this, i've turned to the idea of portfolio lending.

Here are my questions:

1. Advice as to how to go about talking to lenders about portfolio lending

2. Ideas as to how to obtain a conventional loan

Thank you for your responses.  That is what I thought, but a colleague had indicated that because I would actively manage the property, the income would not be passive.

My goal is to build a buy-and-hold portfolio to earn $5,000 a month in passive income, but I have learned today that passive and active income are gray areas.  Can someone please help me understand the difference between these two in terms of buy and hold investing and perhaps provide a reference?

Hi All,

I'm looking for tips as to how you may go about evaluating markets using the internet for buy and hold investing.  I am looking at vacancy rate, crime rate, employment rate, etc., but find it a bit hard to put it all together.

I'm looking for referrals for Detroit area agents.  What I am looking for in an agent is that they are seasoned, have a strong pulse on the local market and has investor experience.  I am a buy and hold investor of small/medium sized multifamily properties, and would prefer someone with experience in that particular niche.

I'd like to get a feeling of what the average cost of insurance for multi-family properties with 5 to 12 units might be.  If anyone could chime is as to how much they pay and where they are located (I imagine a big city would cost more), I would really appreciate the input.

Do you remember that BNL song from the 90's?

It got me thinking the other day, if I had just half ($500,000), how would I approach buy and hold investing with the goal of living off the cash flow?

As a new investor I would be interested to see how more experienced investors would approach such a situation as I am working on training my mind to see the opportunities other investors may see.
