Using Portfolio Lending

Here is my issue:

I have a credit score of over 800 and raised capital, but can't obtain a conventional mortgage because I do not have a W-2 job or the 2 years they require.  Because of this, i've turned to the idea of portfolio lending.

Here are my questions:

1. Advice as to how to go about talking to lenders about portfolio lending

2. Ideas as to how to obtain a conventional loan
