Im searching for a motivated/investor friendly agent/broker in the San Diego, CA area who knows the market very well and has experience finding properties in need of a rehab. We understand your commission check on a property that we need to buy at a deep discount won’t be as substantial, BUT if you focus on the amount of deals we’ll be doing at the rate we’re doing them, (closing fast) you’ll be seeing consistent commission checks. We aren’t waiting to be preapproved or just “looking around,” we are very motivated and ready to take action.

We’re looking for vacant/absentee owned properties in need of rehab to fix and flip. We’ve got financing in order, general contractor ready and the experience to do flips consistently and efficiently.

I want to partner up with someone bankable, I myself don’t qualify for a loan at the moment. If I partner up and go down on the loan will we be denied because of my insufficient (W2) income and short amount of credit history? Or will the bankable person’s credit and substantial (W2) income be suffice regardless of whoever else is on the line for the note.. ps I also have a co-borrower with substantial income/credit willing to sign on my behalf if need be.

@Chris Mason when you say email the county. Whom exactly should I email? Tax assessor? Is that info available to the public?

There’s a property that’s been abandoned some time right around the corner from my primary residence and when I search the public records it’s in a living trust. How do I find out who’s on that trust and see if they’d consider an offer on the house? Thanks in advance!
