I stole this from a fellow biggerpockets member. I attached a note stating " Lets figure this out". The previous owner was old and I was looking for something that flip the switch to make him want to sell.

Large multi-family (5+ units) buy & hold investment.

C class heavy value add. Bought with owner financing and once all 72 units have been renovated it will be rolled into long term agency debt.

What made you interested in investing in this type of deal?

Proven business model that we have completed 15 minutes away.

Cold calling owners followed up with a letter, an offer, and a rubik's cube.

Looking for a self starter that can handle all aspects of a residential rehab. We are looking for a lead that is skilled at his craft. We have two other employees that handle the less skilled labor. We need someone who we can trust to run the job and do a quality job.

Hello all, while I am not new to bigger pockets and I am new to posting. I am planning on making a big move in next two weeks that involves me moving to Nashville Tennessee, and finding a completely new career more aligned with my passion of real estate. I am currently in the construction field and I am planning on attempting to transition into a real estate agent. I am sold on @Scott Trench's idea of aligning your career with your passion and to find something that will reward you for the results that you produce. All of my experience in the real estate industry comes from personal investments that I have grown with a small group in Missouri. I am reaching out for some pros and cons of becoming an agent in Nashville right now and then possibly some alternative career ideas that enable me to get into the real estate space.

I miss spoke on that. If I don't fill the vacant spots with trailers and just lease the lots for close to a fourth of the price of renting out new trailers then the annual income will rise to around $260k

I am currently analyzing a deal that consist of 34 units within a trailer park. 29 of these units have trailers on them and 5 are empty lots. All the trailers are currently filled leaving only the vacancy's in the empty lots. The annual revenue is at $237k with ability to rise to $260k with new trailers put in place. It's up for sale at 1.4 million and in a tremendous area. Here is the problem, each of these trailers is spread out through a much larger park of over a hundred trailer homes that are either owner occupant and investors. I'm currently unfamiliar with trailer parks and sounds all great except for the competition and lack of control that comes with not owning the entire park. Please let me know your thoughts if you have had any experience.

Hello all,

I am somewhat of an intermediate investor in the Missouri market and I am in the process of moving to Nashville area. I am looking to find a property in the Nashville TN area that I can house hack. The closer to downtown the better. I have been looking at small multi-families but I am having trouble deciphering if the properties are really worth what people are asking these days. I am open to the idea of using a larger single family and renting the remaining rooms out. I will need the property to be nice enough to live in but I would like to be able to fix them up down the road. I am looking in the $200k to $300k range. The goal is to use a FHA loan with a low down payment. Any advice would be greatly appreciated.
