Trailer homes sold as a group but not the entire park
I am currently analyzing a deal that consist of 34 units within a trailer park. 29 of these units have trailers on them and 5 are empty lots. All the trailers are currently filled leaving only the vacancy's in the empty lots. The annual revenue is at $237k with ability to rise to $260k with new trailers put in place. It's up for sale at 1.4 million and in a tremendous area. Here is the problem, each of these trailers is spread out through a much larger park of over a hundred trailer homes that are either owner occupant and investors. I'm currently unfamiliar with trailer parks and sounds all great except for the competition and lack of control that comes with not owning the entire park. Please let me know your thoughts if you have had any experience.
