Hi👋 I am trying to use Tax Assessed Value in negotiation with 3-4units owners due to fact those properties seems to be overpriced by sellers. 

I do realize that TAV is less than Fair Market Value, but if the owner has no valid apprisal I want to rely on TAV as a sort of established datum (made by official tax Municipal dep)...

Is this a good approach❓

What if that specific area has been qualified by government as „Opportunity zone” where taxes are more friendly and few other benefits investor may gain?

My experience says he most likely seeking for opportunities to make his illigal cash legal so did you ask him if money are compliant with AML Policy?

 I don't buy on Lease Option. If you have a Lease Option you don't own the property. You only have an Option to buy it in the future. That's too risky for me for a variety of reasons. I either take the property Subject To, Wrap, Land Contract or Owner Financing. Then I own the property and I can use it for a long term safe investment.

 I was saying about aquiring properties and to lease them to tenants 😎

 There has been a 30% tax credit on solar equipment since 2005. Batteries are no longer used 99% of the time. 

So how the exces of energy can be stored for more house-demand-time?

 Technically you can split it into more than one deal but the logistics are a nightmare and impractical. Correct, in a flip the tax becomes due and the 1031 is pointless.

 But flip last for more than year can use 1031 rule?
