Buying A Section 8 Home

Ok BP, I have a lead in metro Atl that the numbers look like there going to be good. My worry right now is that the current owner has some renters in the house at the moment that are section 8. If I am wanting to purchase to fix & flip what are my rules and regulations that I would have to follow being that it is section 8?
