So I have heard that when using a realtor that it is a good option to use a Realtor that is also an Investor. I understand the reason being would be because they are very familiar with investing obviously. My question is, what stops a realtor/investor from buying a property out from under you if they show it and then think...hmmm, that would be a great addition to my portfolio.?

This home is through homepath.com. This may have been useful information for me to put in the original post. I do believe it is a reverse mortage. It says it has to be comply with HUD Guidelines 24 CRF 206.125

I have recently put in an offer on a HUD property and my Realtor just let me know that there are multiple offers on the table and they are asking me if i want to change my offer, leave it the same, etc. I am not experienced with this so my question would be: Do people put in offers over the asking price? How high can they go from your experience. As of right now I am over the asking price and am just curious on what your experiences were with these type of "bidding wars".

@Ethan S. all of these are great ideas, but remember... YOU CANT HELP SOMEONE THAT DOES'NT WANT TO HELP THEMSELVES.

If you have only had her as a tenant for a few months, that means she was aware of the stove and how it looked when she signed the lease.  I say, like some have mentioned, ask her to split the cost. If she chooses not to, then the dirty stove isnt that big of a deal to her then.
