I can attest to @Account Closed. I had a house i wanted to purchase but i found out the utilities have been off for an extended amount of time and they were no longer in code. I would like to know how you can fix this situation though.

Doesn't sound like a good idea if your looking for cash flow.

Learn how to control your money first, then you can teach it to make money for you! 

Im not a huge Dave Ramsey advocate but he does have some good principles for paying off debt. The snow ball effect is great, which I believe was mentioned in a post above. Pay the debt with the highest interest and work your way down. This will take some time, but it has to become a lifestyle change. 

A successful business man/woman is one that knows how to control their money. Once you get this down, then knock it out of the park man!

Foundation issues is an automatic "Run Away!" for me especially when cracks are showing throughout the property. Some are experienced enough to take on this issue, for me, I would rather pass and wait for a better property to come along.

A few steps to help with anxiety: -Make fitness a priority, this can work wonders for your mind and body when it comes to tension and sleeplessness. - limit or cut out caffeine. So many people say they have trouble sleeping even through they say they don't drink a lot of caffeine.... Well it may be enough to have a negative effect. - as mentioned, take a few minutes to solidify in your mind what your direction for the day with your business needs to be. This can help with keeping all the second guessing and added stress at bay. -This one sounds very simple, but just breathe.... Take a deep breathe for 3 seconds, hold for 3 seconds, then out for 3 seconds. Do this pattern for at least 3 times.... This sounds easy, and it is, but sometimes we need to slow down and just take a deep breathe. I hope this helps someone!

Thanks guys. The Realtor I currently have does a great job of working with me, I'm very ocd of checking on new properties that pop up so there is a lot of the time where I'll know about it before he does. Just didn't know if I'm missing out on something.
