Why use a Realtor that is also an investor?

So I have heard that when using a realtor that it is a good option to use a Realtor that is also an Investor. I understand the reason being would be because they are very familiar with investing obviously. My question is, what stops a realtor/investor from buying a property out from under you if they show it and then think...hmmm, that would be a great addition to my portfolio.?

That's a good question.

Essentially, if they wanted to buy a particular property, they would have already been aware about it before you even brought it up. Either through daily prospecting, getting MLS alerts daily, or hearing about the property before it comes on the market through networking. It's highly unlikely that you would point out a property and the Realtor wouldn't have already known about it.

Of course, there is the possibility that you hear about it first through networking and bring it to your agent to setup the deal. If they undermine you and do the deal for themselves off to the side, that would be an ethics complaint issue and the agent could be fined and/or have their license suspended.
