Just a side note, a lot of these crime rate statistics are taken by how a crime was dispatched to the police department in that area and some of them take statistics based on what the report was classified as. This does not necessarily mean that a crime actually occurred.

I think there will always be a market for renting because there will always be people that don't have the credit score to purchase a home. 

As I see it, if there is other property management available in the area then I would start shopping around. I won't deal with someone that is not going to put MY investment in the best position possible. Its like contractors, you may have to go through one or two bad ones, but once you find a good one, your set.

This is a business, if they don't want to do their job then you have to find someone that will.

I don't recommend trying to raise the rent by $150-$200 on them, I see them going to find somewhere else to live if you do that. On the flip side, you can take the chance of keeping to the original contract and hoping that he won't pay all the rent, then if he decides to move out, you could then try to rent it out for the market value. But if your getting good cash flow on the current lease agreement and they are good tenants...you may want to let him stay until the end of the contract. Many decisions to make, but make sure you make the best business move.

@Rachel Fazio I believe your right, I kinda figured that was high. So in areas like this can they still be hands off if I hire property management to take care of that?

So I have been on the search for a good real estate agent. Do many of you start out with a few of them and as you progress you start to figure out which one you want to proceed with? I have been in contact with a few of them and each of them have their downfalls. 

Do many of you keep shopping for a real estate agent until you find a good one, even if you use a few of them at the same time to determine which one you feel most confident with?

.....This post sounds like i'm in a love triangle..lol...anyways.. Any advice would be greatly appreciated.

Based off of that information, I would say its a go. How many units? How much rent per unit? Did you verify these rates? Crime rate?
