@Reese Thompson, that would have scared the crap out of me and got me thinking the credit was stolen.  Phew!  Glad it all worked out and nothing went too awry in the process. Good lesson for all who read this post in all actuality.

Hello, BP!

I am likely getting ready to move next summer and I am starting to do some research on property management companies in the Valdosta area so I can rent my house out when I move.  Does anyone have any experience with any management companies in that area?  Thanks, everyone.

 Thank you for the message, Nathan. I was thinking that same thing before, but I was hoping I would be able to keep a place rented up there with the market the way it is.  It sounds like I wont be able to get rent to equal mortgage, though, huh?  

It sounded like @Russell Brazilwas saying I wouldn't really make anything off fixing a house up either.  Other than what I pay on the mortgage while living there a few years.  So I guess finding a cheaper house that isn't my favorite (of course since I am not retiring there it doesn't matter) I would be better off that way for cash flow after I move.  

Does that seem like what the two of you are saying?

You have a point, Elizabeth. The only downfall is if you don't get a renter right away you have to pay multiple mortgages out of pocket. But, with the market in DC I don't foresee that being an issue.

 That's about what I am hoping to do. Did you have to start out with cheaper houses and sacrifice some of the comforts to be able to afford multiple houses or were you able to just jump right in and go? It sucks to be heading to DC next as that is such an expensive place to buy a house so it has me a bit apprehensive. Thanks for the message, Elizabeth.

Thanks, John. I need to get out and meet some of the property managers in my area for sure. I know they can save/make you a lot more if you find the right one. As for the VA loan, I will likely just use my wife's this time around or perhaps just go for a traditional loan. We will see how it all comes out. Thanks for the help and enjoy Arkansas!

Woodbridge you might be able to get a little bit of a discount for a foreclosures.

Where you are looking though is going to depend a lot on your price range, where you will be working, and what type of property you want etc.  Its hard to recommend an area with out knowing a lot more details.

 Thanks for the reply @Russell Brazil.  I guess it makes sense given the quick turn around market in DC.  Most of the stuff I recall seeing in Woodbridge when I was there were TH; however I am sure there are more than that.  

Where I will be working is a bit of a wash to be honest as my wife and I will be at different locations up there, but pretty much in the Pentagon, Quantico, Andrews triangle. Nothing is in stone right now which is why I am trying to get a decent idea of the overall area to better prepare myself when we have our official assignment.  As for price range... I am afraid to see how much I need to be looking at but my guess if for a 4 bedroom house with an "ok" amount of land I will be looking at a pretty penny.  Since I have only purchased one house it is scary to think about a $500,000 house but I have a feeling that would be pretty much the norm.

 It is absolutely my pleasure, @Joe Fairless , and thank you.  As for buying multifamily... I am not sure it would work well for my situation as I am married with a kiddo and a couple large dogs.  I need a place where I can let my dogs run free, let the kiddo run around in the yard, and generally not be wall to wall with a neighbor.  Had I been smart and started this process when I first came in the military I would certainly have done that.  Now it is a different beast.
