I use AHRN all the time when I look for houses to rent/buy. I will certainly be trying to put my houses in there when I'm renting then out as well. Great site and A LOT of military members use it.

Welcome to BP. I am looking at investing in Tampa myself right now. I have been running some analysis on a bunch of different properties and will hopefully be pulling the trigger soon. That said, if you have any properties that may work well for a BRRRR strategy then I'm all ears! Again, welcome and I hope you enjoy the site (I'm sure you will)!

Robert Aurie , I was looking at your profile and had a question for you. Do you only work with people looking for hard money or do you work with people who will get traditional loans as well?

Well, you could request to see the tax returns associated with the rentals property, take a look at the comps and make sure the property you're looking at makes sense, and probably an estoppel from the tenants. I don't believe there is any contractual obligation for them to not inflate them but they can't lie about them.

I am very interested in this as well.  I want to get started purchasing rentals this year and will need to start talking with a CPA to help me out.  And since I am looking for one in the Tampa area as well.... I might as well join in on this shindig here!  

@Gavin Welch, what does Ron Moore specialize in?  What have you used him for and what are the good and bads (if any)?

I really like the idea as well.  We have a lot of unique circumstances, problems, and tools that many others do not.  It would be beneficial to get us all in one place to discuss specific military related things.
