Hi @Marlen Weber! I prefer in-person meetups as well, but there are definitely advantages to having these virtual meetups. It's very nice not having to drive 30 minutes to get to a meetup after work. These days I can eat dinner with my family and just sneak off downstairs to network and talk real estate. I think after the socially distancing stuff comes to an end I will do both in-person and virtual meetups, though all things considered I think virtual is the way to go now.

@Tyler D. Have you considered passively investing in apartment syndications? You can experience a lot of the perks of owning real estate (cashflow, tax benefits...etc) without having to be actively involved in finding deals or operations. It sounds like it might be a great option based on your post.

I think brokers are still the best way to go, but I agree that people are overpaying and it's tough to find a deal that pencils. I'm starting a direct to seller campaign myself to see if I can find deals before they go to this overpriced market.
