@Jordan Becker It's important to do your research and understand the ins and outs of any form of investing. I think if you do that, you'll realize that there really isn't anything preventing you from starting with larger properties if that's where you want to end up. I also use Active Campaign as well, and it seems to work well for what I use it for (capturing contact info from my website, emailing investors, email campaigns...etc)

I registered for Rod Khleif's bootcamp in February and Hunter Thompson's summit in January. Those are the only two that I currently have on my calendar. I struggle with the idea of spending more that $100 for a virtual conference. I'm looking forward to in-person conferences as well.

This is pretty common with the mom and pop type owners. I would reach out to other investors in your area and ask them what they're typically paying for the line items you're struggling with, and ask if they're noticing the numbers trending up or down. And keep detailed records of your properties, so you can hone in on these numbers as you expand your portfolio.
