My partners and I have a three family property in Dorchester under contract. We plan to rehab the building for condo conversion. We are currently reaching out to investors to partner with. @Nick Earls, have you tried Taunton or Brockton. I have found Taunton to be great for cashflow and am currently exploring Brockton as well. 

I would love to speak with you about your experience in rehabs when you have time.

I agree with @Abel Curiel, in fact I used this tactic with my first purchase. If you have not already purchase a home, you might consider holding on to your capital and using an FHA loan to purchase a 3 or 4 unit multi as an owner occupied property. This way, while living for free, you can continue to build equity and save for your next investment.

My first property was a Three Family home in which I inherited one tenant on the second floor who, although a generally good person, had been there for over 20 years and had a sense of entitlement to the property. Although it has worked, I would not recommend keeping previous tenants when purchasing a property. I have learned a lot about screening tenants over the past few years as I made some poor choices early on. I lucked out with the first tenant I chose for the first floor apartment but she eventually purchased a home and moved on. I waited far too long to evict the second tenants after they were several months behind on the rent. Following the eviction I chose a woman with three daughters through housing (Section 8). Shortly after, I suspected her adult son was living there also, although I had not witnessed this myself and was unable to prove it. Less than a year later she caused a fire due to careless use of the stove. The entire first floor was destroyed and the unit was uninhabitable for nearly a year. I now have tenants on the first floor who are very nice people and whom I am confident will take good care of the unit. I have learned that, while showing tenants the respect they deserve, you must be firm and command respect as well. Proper screening is extremely important to aid in the efficient operation of your business.
