Ryan, there is no right or wrong time to invest....... What??? all this talk about rates, saturation etc...... Why would you say that? 

If the deal is priced right, then it is the right time. LLC's are easy to lend for fix n flip loans with 680+ FICO being new you will pay more interest, but who cares, find a deal, that is priced right and do it. The LLC will allow you to expense and save you on tax. Texas it is only $300 or if you are a Veteran like me it is FREE https://www.tvc.texas.gov/entr...

4 months ago I sold my sign and electrical business in Houston Tx market and we are similar in price.  2 men on site will run you $150-200 per hour and look up your wire cost etc. and add 25-40%.  So this price sounds in line.  1950s, ya everything! needs to be upgraded.

@Jay Hinrichs I like your website, listening to your podcast.  I am only in front of those deals as I am being tasked as I made this my new career.  I am not the brain or the Man or Woman, as of yet, but assisting.    I see your are in 14 states. What would it take to get you in Texas?

@Jay Hinrichs Do you do this only in OR? Myself one of the 80 year old developers that hired me unveiled the curtain for me and since then I am running with another young developer. We have a home builder who put an LOI on 15 acres with us, bad thing is we have to raise capital now. Not sure if I can mention those details here per forum rules.

I keep running into MF investors and I get it, it is easy to lend to but I am a big guy and hungry.  I have been tasked to help with

What is in front of me now:

A) 120 Lot development for a Major Home Builder in Houston TX 

B) $30M apartment complex, if I can raise funds from Veterans or Active Duty. Locations: Dallas, Houston, Austin (FYI the developer is doing over $100M right now in Houston alone per year)

C) $20M apartment Houston

D) 1,100 Lot Subdivision South Houston,

As a lender, 80%LTV is max for commercial unless you got some crazy leverage.

I am curious to see who invest in development.  Who prefers the bigger return over the value add cash flow?

Which do you invest in & Why?

New Sub divisions, Horizontal & Vertical components

Multi Family

Anchored Shopping Centers

Neighborhood Retail Centers

Land to Lots ( sold to home builders)

Etc.

From a lender's perspective, you have identified 4 ways to make this purchase, you need to see the entire cost breakdown.  Once you get all information on cost, then decide what works best for you.

Formation of an LLC for a focused business venture is ideal. We just created an LLC for our development deal 120 lots, after they buyer completely purchases all lots we are closing it and then make a new LLC for the next project. When you start accumulating a lot " a lot" being relative to you, then look into the other options of trust, but for real estate investing I have not had a client in 11 years see the need for anything else.

Now the LLC can own another, many of my builders do this, One company is the Parent name we all know and recognize, the other is the company that takes on the burden of labor, work hazard risks and warranty.

FYI I have only owned 1 vehicle in my name in past 10 years all of my vehicles, and other expenses I find a purposeful business usage to lower my taxable income. This is why the LLC exists. But please go ask, learn more always.

@William Neagle AZ is like FL where everything needs a license.  I can take a look for you.
