 Jeff is correct,  The title company escrow is the safest route with a contract and terms.

@Josh H. so if you look at experienced developers they need accredited capital. this is will be the largest return, build and hold for 5 years.  Do not worry about 2 years of no cash flow, these will pay out so much better.  But it all depends on what you want to do and what you like to.. Hell my previous company, I loved it but the ceiling was low and not very scalable.  I did it for 11 years, just throwing options.

Or you can use your Roth IRA for funding these ventures. IRA for debt not equity, if there is a loss you can not deduct the losses on your IRA when used for equity.

David, most cities for permitting you will need licenses also. If you are in county, that is a different set of rules.  Each city in each state is different. Please look into it before you start.  Wind load engineering will need engineering, and electrical are always going to need a Lic.  Non permitted structures, since adoption of current building codes can get you buildings demolished.

Also check out programs like UBuildIt so that your *** is covered.  Trust me I built my company with my hands and back and I am sure you can, looks like you would enjoy the workout also.

FYI I just recently sold my sign and electrical company that I ran for 11 years, we pulled permits in 14+ municipalities.

That is more than 1 post reply.  I suggest you find someone doing it, who evaluates the entire deal and not the Field of Dreams "If you build it, (they) will come"
