Who Invests in Land Development?

I am curious to see who invest in development.  Who prefers the bigger return over the value add cash flow?

Which do you invest in & Why?

New Sub divisions, Horizontal & Vertical components

Multi Family

Anchored Shopping Centers

Neighborhood Retail Centers

Land to Lots ( sold to home builders)

Etc.

We do infill building from 300k to 2.5 million dollar specs. 

We do subdivisions and buy dirt do the entitlements then install all the infrastructure and go vertical with the new builds.

We have a few long term options on some pretty strategic land in path of Progress we got from the farmer once entitled will be sold to home builders in one case its a 120 acre industrial site that will sell by the sq ft.   Its totally contrary investing as it relates to cash flow BP slant .

Why we do it  easy big dollars if you hit it right far more than cash flow would ever produce in a lifetime.  unless you have a VERY large portfolio at least it works for us.
