@Erick Harbert How do you normally write up for pool servicing? What do you pay and then what do you have the renter pay. I was almost wondering if there was a higher monthly charge I could add on for the use of the pool.

Thanks Erick. Do you use a specific lease agreement? Obviously each state is different so there will be differences but I wasn't sure if you use on of the forms from BP or another source.

I am buying a property that currently sits on 3 acres and has a house with an additional separate garage and also a pool. This property attaches to another property of roughly 3 acres and I plan to work a deal with the other owner to develop this commercially. The plans will take a bit and my section will probably be phase 2 of development so I plan to rent this property until we actually need it.

I have concerns about renting a house with a pool and I would steer clear of houses with pools typically for a rental. This house is an accept ion so I am asking for advice. How should I handle it. I struggle with having the pool accessible to the tenants however I don't want to spend money to fill or remove the pool until I know definite development plans.

Your experience on renting with pools would be much appreciated. If the pool will be accessible I do plan to require renters insurance and believe I can be added to the policy as a beneficiary.

During the summer it would be easier for me on the weekdays on meetups. Time during the days doesnt matter so much but I'm guessing others would prefer later in the day.

I'm sorry I should have specified that I was talking about rent rates.

I was hoping there would be an easier way. I dont mind paying a fee in some cases but I would have to guess that it cant be that hard for someone to look this up. Eventually I will need a commercial realtor in purchasing something rather than a land contract.

I am trying to determine a good way to figure market pricing for commercial buildings. Does anyone have any suggestions? I dont seem to be getting anywhere with real estate agents because I am not buying from them. This first one is a land contract.

I need to figure out the rates to create a formula or method to be fair to all parties involved.
