How to determine market rate rent.

I am trying to determine a good way to figure market pricing for commercial buildings. Does anyone have any suggestions? I dont seem to be getting anywhere with real estate agents because I am not buying from them. This first one is a land contract.

I need to figure out the rates to create a formula or method to be fair to all parties involved.
