What are your best practices for screening commercial tenants? I have read the regular items like company P&Ls, bank records for the business and personal, business and personal tax returns, etc...

Some of these sound a bit overboard if I think in the reverse direction and I was the business. 

I have a property that has apartments for rent and then a commercial building with a bullpen area. I definitely will do a background check however I want to know how to cover myself in the application process without turning people away. I have had two people interested. The first one stopped contact when I asked for all of the items and the second one seemed like I was crazy. This will be my first commercial rental so your help would be greatly appreciated. BTW this property will rent from 1500-2000/month if that helps.

I have used Jeff Goeglein for a few years now. Just recently got into real estate so I don't have a ton of experience using him with real estate but so far so good. He is actually a accountant and a lawyer so he benefits on how things work together.

Monica, You can also attend the REIA meeting in Fort Wayne. 3rd Saturday of each month. I just started this year and things have been going pretty well for me. Get out there and meet people. And the first deal is almost always the hardest. Let me know if I can help at all.

I thought about that however I am afraid of committing that much time to this one property on an ongoing basis.
