This seems like the perfect  question for a lender.  I work with some great lenders in St. Pete if you don't already have some in mind.  Grats on the $25k, it's a great problem to have!

@Joel Lazar, My intention is not to be negative but that does not exist right now in St. Pete Beach or anywhere within 30 minutes.  You'd be hard-pressed to find something like that at double the budget, $600k.  If anyone is telling you that you are anywhere near reality they are wasting your time and efforts stringing you along.

Love to see more and more young people interested in building a real estate portfolio! Especially here in my home, the Tampa Bay Area. I'll echo what others have already said. It's important the numbers work out even if you need to switch from STR to longer term rental. I know of several municipalities here in my area that have suddenly changed their ordinances and left STR owner/operators struggling to break even as LTRs. I'm a local realtor and closely monitor the sentiment of different municipalities. I know of a few that have decided to allow it with minimal regulations. Let me know if I can help.

@Charles Trimmer, That's great!  I'm a realtor/investor in St. Pete and right now there are many investors who are sinking with too many Air BnB's and no income for them.  Some investors are off-loading properties to keep other investments solvent.  Feel free to reach out and discuss any time!

@Josh Richter While you can’t force anyone out right now, you can always offer them money to move out.

My client just bought a new property and because of COVID-19 the tenants refused to vacate. The seller of the property gave them enough money to move into a new place and they left willingly.

@Solomon Stavis In my experience, it doesn’t work out when you try to time the market. The “right” time to buy is when YOU’re ready. I have investors under contract on a fixer upper that is a 3/2 at $140,000. Don’t let people tell you that deals don’t exist right now. You just need a realtor willing to put in the time!

Hey @Christopher Borrero, look at the map.  It backs up to an interstate highway.  That's something you can't ever change.  I live and work here in St. Pete selling real estate.  There are some areas that are better than others.  In St. Pete 5 blocks can be the difference between a war zone and a beautiful neighborhood.  If you're serious about investing and want to learn more about the area let me know.
