I agree with the previous replies, never pay in advance unless you have previously worked with them and trust them. More than likely, his bid was too low or expenses too high, so now he is running out of money to pay for materials or labor workers. If I were you, I would increase my oversight on him and the project now. You need to go there at least once a day and call him to get updates. Clear deadlines need to be set or else the rehab will go on forever.

@Chris Marshall Rentals will provide passive income, which is the true path to wealth. Flipping provides a short term gain, which typically people use to get started in rentals or some other form of passive income. If you already have $100k, then I would go ahead and start buying up rental properties and build up a nice portfolio.

Hello Donna, For security on a property while rehabbing, I typically do the following -make sure all windows have blinds and shut them ( no holes, broken blinds,etc) - make sure all exterior doors have a turnknob and deadbolt and fit tight on the door and door frame -alarm wire around AC condenser and crawlspace door, and contacts at all entries. Put in an exterior alarm siren, so if any of these are activated, the alarm would go off and be extremely loud - screw crawlspace door shut Now, if you are in a war zone type area, you might want to consider boarding up the house and adding 2x4 to each window. It can vary depending on the area and how long the rehab will last, but that's what I typically do. I hope this helped

Hey Ben, $400 is pretty steep for that. I am not sure what the average for that is in your area, but in Atlanta I can get the sewer line snaked along with a camera for $150.

Hey Kay, Where are you getting your numbers from? $14k is a lot for a roof on a duplex, that doesn't sound accurate. The mortgage underwriter stated they need new window? That seems unusual. Termites also may not be a large expense, it depends on how far they traveled as well as if they are active or not. If you have a moisture problem, that means water is getting in somehow. You need to find the source of the water, repair it, and make any necessary repairs to damaged Sheetrock, etc. Since you stated the roof needs to be replaced I would assume that has something to do with the moisture problem.

Hey Ali, Sloped floors are typically from either the foundation settling or beams/joists damage. Repairing beams/joists depending on how many shouldn't ruin the deal for you if it's a good deal, but foundation problems might. Homes tend to settle over time, so depending on how badly they are sloped and if the settling is still active would determine what needs to be done if is does turn out to be foundation problems. Weak spots on the floor are typically either from beam/joist damage or rotted subfloor. Both of these are not a huge repair depending on how much of it you have and relative to how large of a renovation you are planning on doing. I agree that you should have a structural engineer take a look at it for you, this will only cost you around $500 and you will get a report on their findings. I know of a good structural engineering company in Atlanta if you are interested. I am not a licensed engineer, but this is just my opinion.
