Coming back to Jays concept of multiple credit cards, is there one lender or institution providing the funding for these lines or are you aggregating multiple loans into one line? 

The better way to ask the question might be...what shows on a borrowers credit report?  One loan or multiple loans or lines from different creditors?

Thank you very much, this feedback is great!  They promote a 93%-97% occupancy rate with an average lease term of 27 months.  The advertised return estimates include expected tax benefits and principal reduction which I personally never include in my forecasting.  I look at these as bonuses and not part of my return.   Im looing at several other providers and managers as well

Hi,

I'm beginning the process of expanding my portfolio out of my home sate and have been diligently researching turn key providers.  I have other property in FL and often visit the state. It looks like JWB has a very nice finished product in a pretty good market (Jacksonville FL) but I'm wondering how well they are on the longer term management side.  Has anyone in the BP community owned and had them manage for more than 5 years? How has the longer term vacancy/collections rate been? Has the completely renovated home you purchased held up well and minimized ongoing expenses as expected?

Are there lenders interested and or willing to lend smaller amounts of money on investment properties in FL?  Understandably, it seems like many want a minimum of $100k loan. I assume the costs and work to the lender are the same for a $50K loan as a $500k and they simply make much more $ on the bigger loan. 

I'm looking to finance the acquisition of performing or partially performing 2-4 unit properties between $50k-$75K with around 50% LTV in FL

Any thoughts or recommendations here?

Thank you! What you think is driving the rental market?  Are people still not recovered from the credit crisis and either can not or do not want to buy a home and instead rent?  Is there any other major factor like a new company in the area employing people, ect?

There's is a new version of the 203k loan that allows you more flexibility to do the work yourself.  I have a good friend who does both residential and comercial lending and is always talking about it. He's doing quite a few of them here in NJ.  Anything 4 units and under is considered residential. He's done 1/2 a dozen Loans for me and works with lots of investors, I'd be happy to introduce you if you want....pm me
