Welcome! You will get lots of education from the podcasts and forums.  Tampa is a great market for investing with lots of different types of opportunities. I lived in the area for 8 years and miss it! 

If all else checks out I would, but I might ask for a larger deposit or event another individual to sign as a guarantor on the lease.  This will help protect you if it goes south.

it's easy to make this issue personal but business is business. My experience has been that if you let it slid once it will happen again. I was very upfront about late payments being penalized with a new tenant and she's been late a couple times for vamoose reasons, it's never even a discussion, she just lets me know it will be late and adds the $35 late fee

This greatly depends on your desired Tennant and your market.  I owned 3 townhouses rented to college students at FSU, 2 were furnished and one was not. The 2 furnished were very easy to rent and I charged more.  the tenants generally moved in their sophomore or jr year and stayed until they graduated. I personally wouldn't recommend the cheapest furniture you can find though.  If you go to cheap you will be buying new stuff often. I used "lether like" couches so they could be easily cleaned,basic metal tables, entertainment centers and desks with glass tops. I eventually sold them with the furniture, the buyer chose my property b/c it was furnished. This will also work in a vacation rental market.
