How To Fund Smaller Deals, Under $100K

Are there lenders interested and or willing to lend smaller amounts of money on investment properties in FL?  Understandably, it seems like many want a minimum of $100k loan. I assume the costs and work to the lender are the same for a $50K loan as a $500k and they simply make much more $ on the bigger loan. 

I'm looking to finance the acquisition of performing or partially performing 2-4 unit properties between $50k-$75K with around 50% LTV in FL

Any thoughts or recommendations here?
