I like the idea. I think I will try something similar. However can you show how one of your properties is purchased and amortized 15 years and still give cash flow. I am just curious of the numbers if you have time. Thanks for the post. Very motivating

I like to research who sends them so  I can learn if things are effective for them.

I like books or you tubes that meep my mind right.

Reading success stories and watching motivation you tubes  like Jim Rohn keeps me motivated.

Rich dad/poor dad will change your thinking. 

Once you know you are thinking like an entrepreneur and not w2 employee or victim mentality than you can get more specific with real estate sales books or rehab estimation books. My favorite non real estate book for appreciating capitalism and understanding non producer's in society is Atlas Shrugged but this is a long novel. You need short informational books like Rich Dad series.

It depends if you are going to sell other owners homes or just buy and sell yours. 

It helps to know the laws. That is something you learn by getting your license. However, once licensed, you are held to higher standards and can be fined or sued for failing to uphold standards. You must disclose that you are licensed. This may make a buyer or seller feel disadvantaged. However, if you buy and rehab, you can put your brokerage sign out and sell your own rehabs and maybe not share commissions if you sell it yourself. Some buyers may even feel better about dealing with a licensed seller.  

There is no right answer to your question. It all depends on your direction.

Ryan, great job. 

I have always bought in my name. I know many wholesalers and flippers will use an LLC. I am curious, so was this through Realtors? You wrote offer under LLC? You closed under LLC? You got either hard money or loan under LLC? I am just asking what obstacles, if any you came up against as a new investor buying within an LLC?

great job. Is there just one entrance, like a hallway or do they have separate entrances? Do they each have own kitchen and baths? Just wondering.

I agree to give your best at whatever you do. It is better to be that way instead of not trying because the goals may not be met. Nothing wrong with perfectionism. 

I struggled for many years trying to learn new things with the underlying purpose of trying to make myself worthy of a job or to be noticed. I learned it is all meaningless and a chasing of the wind.

Success= a progressive realization of a worthy ideal. Whatever that ideal may be.

It sounds like you have the right attitude.  God speed to you.
