Great introduction and great looking trikes. I think I would feel more comfortable with the seat higher but then I might feel like a little kid. They are pretty cool though. I have never seen one like it.  Good luck. It sounds like you make a lot of money so you can invest it.

For your personal goal of house hacking, if the numbers work out now and you can continue to have tenants paying for your hack , go for it. If other people lose their condos or sfh in a downturn you will have a larger pool of people to move in. 

For other people, I would say yes many are over extending themselves. Here in Central Florida there is a building boom. New construction selling like crazy. Most are 500k and up. I look around and don't know how this many people can afford those payments. Rents and entry level homes are becoming unaffordable for the responsible new family. In 2005 I said the same thing to myself. If there is no affordable housing for new families, they can't buy and can hardly afford to rent then an adjustment is coming. It came and we know what happened. Those that bought thinking they had to or they would miss the boat lost big time.

A house hack would likely be safe but I would not be buying the glittery new construction at today prices. Just my humble opinion.

I like your motivation and directness. There are always those that will try to find the negatives. You will achieve your goals. 

It is just the way it is with low income. Which comes first the chicken or egg? Why do they live there? Is it messy because they do not care or do they live there because they are messy people and do not care.

If there is a cup on my lawn that is thrown there, I pick it up. Some people in lower income feel no responsibility. In fact, they feel entitled and hope someone will do it for them.  

Have you heard of the broken window theory in law enforcement and community planning? The theory is, if you do not fix a broken window, the signal to everyone is that we do not care as a community. It will get worse and worse and crime will prevail. Google the theory if you have not thought about it. Good luck in all of your endeavors.

Thanks for sharing. I get post card letters every week. I save them because I look up who sends them so I know who the players of the game are. Most are yellow. If I sent them I would probably try light blue. I have not seen research on why yellow is preferred.  I have sent a few personalized letters with no response in the past on specific homes. However, there is a house down the street(a rental) from my rental that I am interested in. I had been considering sending the older woman owner the next town over a box of chocolate and a note to remember me. I have procrastinated that idea. That house became vacant last week and a for rent sign with owners number was in the yard. So, I called her and asked how much she wanted for rent and what was included. I also asked if she wanted to sell? She said she was not.(  To me, that means ,for now.)

I was able to ascertain that I get 100.00 more for rent than her for basically the same house. I also was able to determine her current state of mind and motivation level. 

I will probably send her some chocolate as a follow up and ask her to remember me. I may do it once a year. Maybe nothing will come of it but it does not hurt to be nice to strangers anyway. She would probably appreciate the gift.

Great job! I love to hear good stories like this. You made it happen.  The down payment came from equity on another house right? So is there a payment on that money now?  Thanks for posting the graph too.
