It's always good to evaluate HOA fees and rates of increase for said fees because that can turn a good deal into a bad deal numbers wise relatively easily...

Hello BP! My partner and I are working on our first project and are looking for high efficiency replacement windows for a project duplex in Indianapolis. Does anyone know of a good, affordable source for windows, HVAC & water heaters? We're looking for a builder's liquidation sale or something like that. Also looking for high efficiency (90+) HVAC sets and water heaters. It's a duplex so need 2 complete sets. Please help if you can. Thanks!

Hi BP! I'm just starting out on my first project. Fix to rent duplex in Indianapolis. Does anyone have any recommendations for a source for skilled but affordable rehabers in Indy? We're looking for 1-3 solid team members to come in for the entire project which we hope to complete early next month. Hi BP! I'm just starting out on my first project. Does anyone have any recommendations for commercial liquidators or auctions in central Indiana? We're looking for 2-3 high efficiency water heaters, 2 high efficiency furnaces and AC units for a duplex. We will be redoing all the duct work and can install it ourselves, but if there's recommendations for an excellent and affordable HVAC installer, we'd love to talk to them. Thank you in advance!

Greetings seasoned veterans and fellow newbies! My mane is Aaron and I am just getting started out. I've been listening to the podcasts and am learning a lot. I thought it was time to get involved in the forums. I don't have a solid plan worked out as of yet to be honest, but that's mainly because I don't really know what I'm doing or where to start. I'm interested in multifamily and have an ultimate goal of focusing on MDUs, multiuse & Storage units. But baby steps first...haha I travel a lot for work and for play, so networking in person is a bit of a challenge for me at present. A friend who does this already suggested I get involved here, so here I am! I'd love to get started on my first deal soon but have to find one first. Any and all help and advice is very welcomed. I also find myself spending a lot of time in the Phoenix (Chandler/Gilbert area) so I'd be open to talking to people there as well as I learn that market. I'm open to partnering with people and so on to learn. Please feel free to ask me questions. I'm excited to get started! ~AC~
