Investment Info:

Single-family residence buy & hold investment in San Diego.

Purchase price: $265,000
Cash invested: $15,000

2 bdrm 2 bath condo

What made you interested in investing in this type of deal?

I wanted to get into the market before rates and costs went up

How did you find this deal and how did you negotiate it?

My realtor showed it and I put in an offer

How did you finance this deal?

The seller accepted my offer

How did you add value to the deal?

I covered half the sellers costs

What was the outcome?

I got the deal for 265K

Lessons learned? Challenges?

Nothing too bad. I learned that HOAs are way too expensive in San Diego and they charge whatever they want. I learned about supplemental taxes when you purchase. I used a VA loan so I didn't have to have any cash down but that gives you a higher payment. Try to come in with cash to bring that monthly payment lower
