Morning Everyone!

Hope your day is going well.

I have been doing a mass amount of reading through blogs from Brandon Turner and many other BP citizens. I have gone over numerous posts looking for answers to my questions and many have been found. There is one question that doesn't quite seem to get a dominant side on. That is:

Which comes first - Buyer's List or Marketing for a Deal?

Most of the blogs and posts I have read only talk about how important it is to have both, however, they do not go into any depths about "I started here and so should you" or "This is more important than that".

I am aware that I am going to get both sides of the story by asking this, yet I am thinking one side will finally have a dominant position to go on.

That is great. Congratulations on setting your goals and achieving them way in advance. I think many people forget to set plans/goals and they just try to wing it.

I would love to know your due process of goal setting and how that helped you reach you new level in life.

I have been noticing that the average rent in Tacoma - and surrounding areas - has gone up immensely. Not only that but the price of homes seem to be climbing at the same rate.

There was an article the other day I read that discussed how some realtors are starting to complain that they are not enough homes for people searching.

On top of that I feel like the Hilltop community with grow even more as Tacoma pushes the homeless to a new area.

My home I bought last June has now been appraised at $50K more as of April 2017. I see homes climbing like this as more and more newer developments come to fruition.

Hello to anyone who reads this. I've been to many seminars, webinars, and trainings where I was told to buy a mentor and program that will take me the rest of my life to pay off. I don't know what information is true and what is not.

I am looking for the beginning steps, mostly knowledge/education, of real estate investing. I live in the Pacific Northwest if anyone has area specific knowledge.

I am new to the investing scene and am really looking for some advice on where to start. Ive done a lot of reading online as well as some courses through different companies but usually its just buy this or buy that and youll be a millionaire without doing anything.
