There is also Brown and Brown Insurance (Broker) in Tacoma. They do Commercial as well as Personal Auto and Homeowners, including Umbrella.

Do you ever have meetings further south such as Tacoma or Puyallup? Kent or Auburn maybe?

so you could do an LLC or have an umbrella. here is your problem with an umbrella though. you are acting as a busniess entity and if you say or do something wrong and someone tries to sue you, you do not have commercial style insurance. if the building causes problems that is one thing but if you do something against the law no umbrella coverage just have personal/advertising liability or anything else. just property and bodily injury. talk to your insurance agent/broker.

I have not heard of WA state being against investors. I know they have certain laws as far as flipping like having to go through a GC before you can sell it but that is just good practice, especially insurance wise.

I love to learn and make sure I am accordance with the law so I would love to know what you mean.

I know this is a little late and you are a bit south but yesterday in Puyallup they had an event for this specific topic (Contracts).

You might be able to reach out to the event organizers if it still shows and see if they can help you.
