Oak Park (stay north of broadway) duplex with horrible floors. Bet you could get a credit for the seller. There's a cool brewerybon broadway and a few coffee shops.

Wes Blackwell is a great guy. If you get the chance use hike as your agent and meet up with him ASAP. He's moving to Phoenix, but can still help you. He knows the market in and out. Midtown is really cool. I'd also check out Oak Park, and anywhere around the McKinley park. Downtown is still making a comeback and can be pretty hot or miss. Congrats on your decision to leave the overly priced SF. I moved to Oakland in March and am all the better.
