David, like others have said...look and plan your exit strategy BEFORE you enter. That means, really know what this property would sell for after the renovation is completed and once you know that... plan on selling it for 5% less. You mention some work needed....look and make sure to know about the high cost items in a flip...like, plumbing, electrical, and cental A/C Heat and yes...roofing and or siding.
Make sure and have an estimate of the amount you will need to do the reno.

For current flippers, what is the average days on the market before a sale these days? I mean after the tax credit expiration? :)

I can't tell you how many calls per ad, but I can say that I rent all my properties via Craigslist. I also get so much JUNK mail from it....but what do you do....It is my way to expose my rentals....it works for me.

Now that there is an offer on the property...if you really want it and the numbers work...then you won't be able to shoot a lowball offer....This offer will probably be your "it". Good luck.

You will have to inquire and see if this is a popular property....are there a lot of others looking at it ? Has it been on the market long? Who is getting rent pmt. right now? Things that would make a difference to the Bank if they take the first offer or try to get the highest possible. You don't want to get into a bidding war at all...but at the same time....I would offer somewhere between $28,000 -$30,000. (if everything is in good shape that is). Good luck and keep us updated.

I watch "Income property", and "flip this house" (only the Rudy Martinez one) California - I also watch "flipping out"...and now sometimes "Selling NY".
And I'm also tired of all the re-runs...watched them all more then once !

I've done many deals....but I still have to keep myself motivated.... my motivation are my kids and the life I want to achieve for me and my family. What I'm saying is...motivation should be a constant in your every day life. ALSO...I see you write about fear...I don't know about the rest, but for me ...fear is part of the process....what makes me evaluate every deal more then once. I think you need to write down your goals....it seems to me you know what you want as a long term goal....but concentrate on short term goals and follow through. Good luck...and remember ...is not as easy as some people make it seem....there is effort in every result !

Hi all, I'm advertising an appartment for rent and I do not accept pets. But I got a person interested in renting...he is deaf and is on disability ...and he has a dog that helps him with his disability. Anyways...since I do not accept pets....is this dog considered a pet or would I be discriminating?
