As others have said...staging every single room would be an overkill...but for sure...stage the kitchen, the bathroom, depending on the property...maybe the front porch...and yes, the master bedroom. Remember....there is only one chance for a "FIRST IMPRESSION"... make sure you use only the finest accessories like Paul said. In the kitchen...make sure you make the buyer feel they are not only buying the property...but also a life style! Think VIP and stage it like that. Is this a proerty you renovated? Good luck and keep us informed of your progress.

Bryan,
A reserve of 6 months is what most everyone is saying. Now that could be a large amount of NON-WORKING cash. I would put them on a CD and if you need the cash before the CD matures, then borrow against it. You will have to calculate how much interest you're getting from the CD investment and how much will the loan cost you. I mean ....are the possibilities of you needing that cash pretty high? If not...a 1 or 2% difference between interest earned and interest paid might be worth it.

Rich, these floating CVT's... where do they sell them? I know the regular ones are sold in HD , Lowes, menards etc, but I have not seen the floating ones. It sounds like a great alternative to regular linolium for my next project.

Well... we do think that rents will go up with cost of living increases. Also, we are looking to retire in South America where cost of living is lower - We will also be watchful of our situation and not blow it all in a few years ! There is a lot to watch and control and manage...but those will be details as we would be retired and still young !

Thank you all for the cheers! I think I might find the time to blog about our experiences and where we're headed. Maybe a 2011 goal !
We are thinking of retiring in South America...we will see how our plan progresses.
And Jon, we will be open to great opportunities...if they arise we will not turn our back.

VA and FHA loans are hard to close on... reason being...they are SO picky... from top of roof to bottom of foundation. Percentage... I don't know. So far, thank God, all of my under contracts have closed.

We started investing 5 years ago… and we’re really proud of our accomplishments so far. In 5 years we went from being tenants to owning our residence plus 19 rental doors! Both my husband and I still have our full time jobs and also manage all of our properties… final goal….retire early and keep on investing on the side. We have decided to stop buying and concentrate on paying down the debt acquired with real estate. According to my calculations…in 3 to 5 years we should have enough net cash flow to retire. I’m excited about this new focus. The challenge… I’m an entrepreneur and I will have a very hard time staying put and not trying to keep on growing!
I’m excited to share this with all of my BiggerPockets colleagues…as we all have similar goals and aspirations! … Thoughts?

Focus....give us an update....are they out of your property? Eviction can be scary the first two or three times....but after that it gets to be a normal procedure....hopefully you don't have as many...but you get my point? Don't worry about what the tenant might say or bring against you....If they have not paid...they are out!
Sorry that you feel you need to sell this house....if you were strick from the beggining...you would have been happy and collecting rent monthly... so don't ever accept excuses and you will be fine !
They test you all the time.....be friendly BUT strong! Good luck and give us an update!
