I would talk to the realtor you're planning on using to sell the house....ask him/her if a dishwasher is something clients in that area look for. My experience is... It's not going to add value...but it'll drop your property from the list of buyers who want/need a dishwasher.
Also.... it's not a big deal to install a dishwasher...if you have the space and you will be changing your kitchen cabinets....I would do it.

In our apartments we use tiled floors in the kitchen and bath. $.50 sq ft ceramic from H.D. and yes...the hardybacker, etc add up to more then just sticky tiles BUT...they last longer and the prospective tenants love it. A WOW factor that works ! We actually also use same 12x12 ceramic tiles for the bath sorround. So far...so good !

2 this year....one sold in April the other getting completed in two weeks.

Sorry....typo with the rents coming in. $2850 is what brings in and expenses are just mortgage, escrow and utilities. I have looked into the meeter per unit thing and there is just no way without incurring into a LOT of expenses in plumbing and opening walls...and things like that...at least that is what they told me (plumber).

Thanks all for the replies...I guess when you think you know a lot...there comes a new lesson to be learned ! This one, pretty expensive !
I spoke to the water company and they will send a person tomorrow to check for potential more leaks...they also said a toilet alone will cause this amount of $$ damage. I also asked them if they could right off part of the bill....and NO was the response....the agreed to take monthly pmts for a year to complete that bill.
I guess for sure those tenants will not get any part of their deposit back !
Bryan, we are spending lots of money renovating these units....and re-investing all the profit back in it... the building brings in $2150 monthly in rents and my expenses are $1700 a month.... but you know.... we work so hard for the money and then...just like that...it's gone again.

Hi all - I'm literary sick to my stomach as I'm really frustated at this issue. My bill from the last month and a half came in at a little over $2000 ...my normal bill is in the $200's....come to find out...one tenant had a the toilet running (valve not working) never let us know...and We are now stuck with this bill...and I don't even want to know what the next one will be as we just fixed it today ! We are very hands on...fix everything right away....but these tenants....they just did not let us know....I don't know what to do.... I want some advise. Thanks !
Things like this make me want to quit ! All my potential year profit....GONE !
