First time flip. I need advice

Hello, My wife and I are in the process of looking @ purchasing our first REO property in Southwest Florida to flip. We were pre-approved. However, we want to do this wisely. The home is 59,900 Real etate agent said we could get it for approx 50,000. 4 bdrm 2 bath. Needs cosmetic work. Paint, flooring, an updated kitchen and appliances, and landsaping.
However after down payment and closing cost we use or savings .
We would like to know the best way to go about this financially. We have heard of hard money lenders but really don't know where or who to go to. Any Advice + or -. Honest advice would be the best.

you ommitted the most important part...what's it gonna sell for when you're done??? and if i were you, i wouldn't listen to the realtor on what he 'thinks' it'll be worth...drive the area's comps and get a good idea of what it'll be worth. this will also give you an idea of what sorts of finishes/upgrades you will have to do--no need to over-do it!!!! good luck.
