Hello BP friends, I own a 5 bed house with a 2 bed apt attached. Currently house hacking by renting the main unit on airbnb and living on the 2 bed apt. I'll be moving to a condo next month and the plan is to the rent the whole property together to maximize returns as a 7 bed/4.5 bath. I want to create 2 listings, one for the whole property and one for the 5bed house so I can host friends and family on the attached 2 bed apt from time to time. The listing for the 5 bed house has 62 reviews and 4.97 stars rating. Would you create a brand new listing for the 5 Bed +  2 bed apt or adjust the existing listing to include both units?

Hello BP friends,

I have a small leak from my balcony into my ceiling downstairs on my living room. The leak is coming from the rail from the sliding door upstairs leading to the balcony. This was already fixed twice by sealing the rail and it started leaking again after storm this weekend.

At this point should I do a insurance claim? How would that impact my premium?

One of the contractors that fixed this said the door is wasn’t properly installed.

I think they will be okay in the event of a downturn, their overhead is only $1100 per month.

Nice article about about an investor that followed @Robert Abasolo foot steps and built a tiny house in Joshua Tree and is cash flowing $8.4k/month. They even moved in with their parents and still kept the W2 job to save on more to buy more properties. That is determination!

@Gerald Pitts I already refinanced last year and took the max I could pull out. I’ll check again if I can do a heloc but I think I couldn’t based on what the lender told me.

@Jonathan W. I would love to be able to get get a deposit from guests but all my reservations came from Airbnb and their deposit system doesn’t really work. I think that might only make sense for high income producing properties for + 10 guests. This property is in track to generate 200k this year(140k after expenses) so I think it could make sense.

For those of you that self manage large properties. Do any of you use private security companies to address parties? 

I have a 5bed property with a pool that from time to time people bring unauthorized guests but I address it my self since I live next door. I have a ring device and noise sensors but I want to have peace of mind in cause Im not in the area so thinking a security company could be a good option to address if a situation escalates to a party and I can't handle remotely.

I've been trying to purchase another property but the market has been really competitive. I've put several offers this past couple of months and most of them were bought cash well above offer. Everything I see is on the $1M plus range and I only qualify for a $647K loan. Was thinking of selling and buying long term SFH rentals or a fourplex.
