Post: Buying Real Estate in Puerto Rico

Hi Zach,

I just came from PR a couple of months ago. I went there to check on a few properties to use as a vacation rental as well. Although I didn't close a deal this time, I checked with a few lenders in the US and none of them do loans for PR.  You are better off working with a local bank there, but the goods news is that you can take advantage of your income in the US and the interest rates are almost the same. I got pre- qualified from one called Fembi Mortgage, I went to their offices and they seemed legit, but there is also Oriental Bank and Banco Popular. It's good time to buy there, just watch out cause they are about to default on the creditors pretty soon and that may leave their economy tumbling for a while. But as some say; "where there is crises there is opportunity".  Where in PR are you thinking about buying?

Best,

Ariel

Looking for a SFH under market value in the Broad Ripple area. Preferable turnkey or needing minor repairs.

Thanks!

I am considering Atlanta as an option to buy a few Turnkey Class A and B SFH to start on my RE investing path.

Do you guys know about any reliable TurnKey companies in Atlanta?

I came across Georgia Residential Partners, has anyone used them?

Any help is very much appreciated!

Thanks

Post: The impact of rising sea levels on coastal properties across the US

As I've been looking to purchase a property on a coastal area to run as an vacation rental I decided to check on the impact of rising levels due to climate change over the next decades to evaluate risky areas and how they will be affected over time. For those living or thinking about investing on coastal cities this article on the New York Times shows a forecast for the areas in risk. Also today CBS aired a video on how Miami is already been affected by rising sea levels. Definitely worth checking it out.

Welcome to BP Yashira, I am going to San Juan in March to possibly buy a property to run as a vacation rental. I've done extensive research and looks like tourist areas in San Juan are the ones with the most demand for VR(vacation rentals) in Puerto Rico. Miramar is an up and coming neighborhood where I saw some cheap properties that need repairs for sale with great potential. A good idea is to look on airbnb listings and check on calendars to see vacancy rates and prices. Also there are great tax incentives to buy properties in PR but I think you need to establish residence to take fully advantage of them.  On podcast 57 Matt Landau shares some really good tips on how find and run a vacation rental. Good luck!
