I'd like to explore the niche in marketing using the code enforcement violations. I can't seem to find a list or source. I've contacted the personnel in the Houston office that deals with code violations and they don't have a list of the open and closed violations. Where can I find this in Houston? Any help is greatly appreciated.

That's a great idea. Depending on how much time I have on my hands after marketing, I'll be looking into that. Thank you.

I'm actually reading "The Book on Estimating Rehab Costs" right now. It's definitely the perfect book for rehabs. I feel like with so much information in there and as a newbie, it'll be my reference for some time until I can quickly remember the costs and conditions without having to use the book. 

I always appreciate any kind of help that I can receive!

@Matt McConkey Yes. Both actually. To learn the process I would have to learn to run the comps so if you have an organized way (like a checklist) that would be great. Here is my checklist just that I use as of now when running comps:

- Comps that sold in the past 3 months (typically)

- Same subdivision

- Price/sq. ft., # of Beds, Baths, etc.

- Average ARV & Market ARV

- Estimated rehab costs

This is basically what I'm looking at for now. However, I know there's much more to it than that for example property taxes, actual rent (not from the seller, from county), other hidden factors, etc

I wish I knew the subject like the back of my hand. :) 

I'm a new wholesaler in Harris County, and would like to network/work with anyone on analyzing a property to LEARN. I don't need to make anything off your deal. Just my assistance to you in helping analyze a potential deal.

The perk is that when my leads start coming in (from my direct mail marketing) you will definitely benefit from your time with a lead or partnership. Cash buyers, Wholesalers, Fix & Flippers, etc are all welcome to collaborate.

I will devote all my time to the analysis and to even shadow someone, if possible. I would truly love to work with someone on these topics because the internet & books can only teach you so much. I'll be at most of the networking events as well and the one tomorrow at the Redneck Country Club.

There are some upcoming networking events tomorrow and after that I'll be attending along with the local REIA monthly meeting next week. One free way to do this is to google "Cash Buyers in Houston" and literally call them one by one. Yes it'll take time, but you'll eventually build a solid buyers list. 

More phone calls = More active buyers
