Just a quick question, are you saying you only have 20K for an acquisition? The reason I'm asking is because using that money for a 6-12 month marketing campaign could yield a much better ROI in the long run with more acquisitions by networking for private money lenders in the meantime that could be your gap funders when using a hard money loan (for example)

Apart from wholesaling the past year in Harris county, I have officially completed driving for dollars in Houston (due to reducing marketing costs) as of TODAY!!!. I drove for an average of 20 hours per week for exactly 3.5 months in zip codes consisting of sold SFR/condos with an ARV less than 150K with mostly black and Hispanics for the demographics with a high vacancy rate and let me say it is very clear where the market is moving and gentrifying in Harris county. It's very prevalent when you see many houses (almost tear downs, but livable) built in the 1940's with numerous code violations and right next to them are new builds in 2017 or 2018 while the appraised lot values are doubling each year. This is what I see and feel where the markets are moving to from visually seeing everything the past 3.5 months.

@Jason E.Some examples of areas include 77026 (Kashmere Gardens, Fifth Ward, Northside, etc), 77033 (Sunnyside, South Park, etc),  77091 (Acres homes), and plenty more. These areas are pounded with mailers though so different marketing tactics are the secret to getting a hold of these motivated homeowners.

@Ryan Terwilliger Very true! It all comes in the follow up. That's the secret. The catch is to have the cash that will enable you to do the 5-7 touches to the homeowners in a span of 6-12 months consistently. It does work.

@Stephanie Ross What's the typical average monthly cash-flow from some of these higher ARV 215-265K homes in Spring. Hopefully they're more than $400/month

@Khizar Hanif From my experience with Prosperity Real Estate Group, The Wealth Club's meeting, and other big dog suggestions, wholesaling these properties for the time being is the way to go since the fear is still with the people and others that are moving to Houston. I've done bandit signs in flooded neighborhoods about a year ago on weekends and that had the best results for my team and I. They say its becoming a renter's market and there's plenty of areas in Houston to invest in using the BRRRR strategy or fix n flips other than the flooded areas.

@Michael Quarles Sounds great and really good for scaling the marketing campaign while automating the business for sure!

So basically its a "yes". I will add the text option in the mail pieces and gauge my results at first. I'm going to definitely set up that feature to where they would eventually be forwarded to my website to fill out the seller info form depending on when I will scale and how many texts or replies I have to go through with the time I have to reply quickly. It will be my next step to add it to a CRM for auto-responding.

Thank you Michael! I still listen to your podcast on negotiating from time to time before I go to appointments to review some of your neuro-linguistic concepts. One of my favorite ones that I always get a kick out of.

I'm currently wholesaling with a consistent marketing campaign using yellow letters and postcards. I will be trying out a text option soon in the mail pieces to my Google voice number and mentioning that the number is only for texting and not calling.

I will test it out and see the types of results I'm getting. My question is though...

Has anyone attempted a text feature in their mail piece to their google voice number and/or has it backfired at them? What are y'all's results? I'm curious

@Dennis M. That is true, but then again depending on how approachable and kind you are to the person when speaking to them it could change their previous assumptions on stereotyping real estate investors. Basically, what’s the worst that could happen? I don’t wear a shirt that I paid about $30 for anymore. That’s about it

@Isaac Barrow That's good to hear. I never thought of giving out the clothing to thrift stores, especially since thrift stores are in the areas of the market where we usually do our business in aka blue collar neighborhoods.

I am familiar with branding for sure. It's mainly the privacy vs. deal flow from having a phone number on the back. I feel like it could be a little tacky. You never know though. I will try it out and let you know

I'm currently wholesaling and always looking for new avenues of marketing. I currently have a professional collared shirt for my LLC when I go to appointments. Now I'm deciding to make a T-Shirt with the logo in the front and the back will say "We Buy Houses" in big letters.

The question becomes...Should I add my google voice number on the back of the shirt or not? and if you've done it or know someone that has done it in the past, please share on the experiences.

Any help is greatly appreciated!
