@Kyle Rosseau FACBOOK GROUP CHATS IN YOUR AREA!!!! I swear it's the best form of marketing to find buyers or specific contacts.

You would make a post as if you're selling something or looking for whatever it is. People will start tagging on other people and before you know it you have all your connects just like that. So fast and easy. I wish I would've done it before much earlier when I started.

I rely on that for buyers, new buyers, referrals for contactors, sub-contractors, and more. USE IT!!

I'm looking into using RMLO services for an owner financed property that I'm acquiring.

I'm curious on how much it would typically cost to hire an RMLO rather than get certified and do it yourself. Also, how much work would it take to go through all the documents and taxes for the buyer, me being the lender?

@Asher Carr When it comes to cash flow, owner financing seems to be the best route IMO. You get a certain amount every month for a certain amount of years as @James R. says. Even though holding a property as a rental will appreciate over time, you still have the asset in the long run.

If the owner that you're lending the house to goes bankrupt or something happens, you still have your asset that has appreciated over time where you can repeat the process on a higher ARV home once fixed up a bit, basically

Owner financing seems to work well with houses needing minimal work while acquiring them at 70% or less than the ARV, from what I've seen...

@Ryan Blake Skipgenie. The monthly no-contract fee is to reduce your skiptrace to 1.50 to 1.35 each lead. It's something along those lines. So it's going to come down to how many leads you have, which will determine if you choose the monthly option.

@Summer Poole There are plenty of avenues to take when it comes to acquiring the list and building/budgeting your marketing campaign, which can require some money upfront to systemize & scale. This is a pretty big subject though.
